Investigated why hot water was taking so long to reach the units. In the water heater room in the underground parking garage, both existing 100 gallon heaters were operational, but the recirculating pump was emitting a grinding sound and its motor casing was far hotter than the temperature the heaters were set to. Reported the findings, got authorization by phone, and replaced the pump, reusing the existing electrical cord. Tested for leaks and proper function. No leaks, pump operational, work area cleaned up.
Slow hot water in a building gets blamed on the water heaters. Both heaters here were working. The recirculating pump was grinding and running hotter than the heaters were set to, which is what a failed pump feels like before it stops.
